The Cost of a Roof Replacement In 2022
According to a national study by Remodeling Magazine, the average roof in Georgia in 2021 costs a little over $28K. But we at Georgia Roof Advisors feel that this number is inflated, and we have been in the roofing industry for over 10 years.

Steepness of The Roof
The steeper the roof the harder it is to install, for example a roof that is 12/12 or 45 degrees steep where we are hanging from ropes is going to cost more than one that is a low slope and walkable.
Complexity of The Roof
A simple gable roof with 2 slope is going to cost less than one that has 45 degree slopes. The variables for complexity include how many valleys, side walls (additional step flashing will be need), hips (the edges that are sloped like the sides of a pyramid), rakes (the sloped front edges of the gable). Also, how many skylights your roof has is another factor.
Amount of Layers of Shingles That Need to be Torn Off the Roof
Always make sure your contractor is removing the existing roof so that they can inspect the wood under it to make sure you have a solid foundation for your new roof. In Georgia, it is against code to install more than 2 layers of shingles on a roof, however, sometimes people still install more. It takes more dumpsters and more labor to remove any extra layers, so there will be a higher cost if there are extra layers.
Wood Replacements Required
If the roof needs a lot of wood replacements due to the old wood being rotten, whether delaminated or warped, this adds a lot to the cost of the roof. Sometimes, if there are spaces between the old wood that are larger than 1/8”, then either if it is between 1/8”-1/4” we have the option to install another layer of underlayment. Or, if it is more than that we may have to install new wood to fill in the gaps. In extreme circumstances, we may have to install new wood over the whole surface.
Logistics of the Job
Is it possible to drop the roofing materials in a convenient spot close to where a laddervator (a platform to haul shingles and equipment up to your roof) could be put, or will we need to transport it a distance?
Extended Warranties or Upgrades You Opt For
Different contractors offer different warranties. We recommend you consider a manufacturer warranty for your own peace of mind, and at least a 5-year warranty. These all come at an additional cost to you.

Architectural asphalt shingles ($11,000 - $18,250 on average)
Designer asphalt shingles ($20,500 - $25,750 on average)
Standing seam metal roof ($28,000 - $45,500 on average)
